Permits can feel like red tape, but they exist to make sure electrical work is inspected and safe. Here's how electrical permits generally work for homeowners in Broward County. Requirements vary by city, so always confirm the details for your address.
Who issues the permit?
Broward County has 31 municipalities, and most have their own building department — Sunrise, Plantation, Fort Lauderdale, Weston, Coral Springs and Pompano Beach all handle their own permits. Properties in unincorporated Broward County are permitted through the county. (Boca Raton, just to the north, is in Palm Beach County.)
Electrical work in Florida must meet the Florida Building Code, which adopts the National Electrical Code.
Work that typically needs a permit
- Electrical panel replacements and service upgrades (for example, 100A to 200A)
- New circuits, including dedicated circuits for EV chargers, appliances and equipment
- Standby generators and transfer switches
- Remodels, additions and new construction wiring
- Pool, spa and many outdoor electrical installations
Small like-for-like repairs, such as replacing a damaged receptacle or switch, may not require a permit — but the rules differ between jurisdictions.
How the process works
- Application: the licensed contractor submits the permit with the scope of work (and plans or load calculations when required).
- Approval: the building department reviews and issues the permit.
- Inspections: larger projects may have a rough-in inspection before walls are closed and a final inspection at the end. Service changes also involve coordination with the utility.
- Closeout: once the final inspection passes, the permit is closed.
Why unpermitted work causes problems
- It hasn't been inspected for safety.
- It can complicate insurance claims and 4-point inspections.
- Open or missing permits often surface when you sell the home.
Can homeowners pull their own permit?
Florida law allows some homeowners to act as their own contractor on their own property under an owner-builder permit, but they take on full legal responsibility for the work and inspections. For most electrical projects, hiring a licensed electrical contractor is the safer path.
